Walking into Hana you step onto smooth wooden floors, smell a custom-made scent and are welcomed at the flexible working space’s reception area, "The Hub."

Hana, a subsidiary of CBRE Group Inc. (NYSE: CBRE), officially opened at PwC Tower on Tuesday.



The trendy office space reflects the investment CBRE made to ensure its interior design creates a productive and hospitable environment for the professionals that work in it, Hana's Chief Experience Office Brian Harrington said.

Harrington explained that Hana's interior was almost the opposite from the typical urban loft style. The office space is decorated with green plants, has a custom soundtrack and includes soundproof office areas for meetings and phone calls. 

Hana launched in late 2018 and is looking to become another option for property owners looking to meet the demand for flexible office space solutions.

Hana helps real estate investors with designing, building and operating facilities and services. The Hana Team provides private office suites for high-growth organizations and enterprises, while Hana Meet provides on-demand meeting rooms and Hana Share provides coworking spaces. 

The 67,000-square-foot office space located adjacent to Klyde Warren Park is the company’s flagship location.

CEO Andrew Kupiec said the Hana team has Dallas as its flagship location because it had forward-thinking partners such as Trammell Crow Company, a CBRE subsidiary, and MetLife, owner of the PwC tower, that wanted to incorporate flexible working spaces into the building. 

“We really look for a market that's growing, and one that we think is going to be sustainable long term,” Kupiec said. “But Dallas is actually ranked number two in future-looking office growth in terms of jobs. We see the demand here today, but also we look two or three years down the road, and there's a big influx of small companies (coming to Dallas).” 

Harrington explained that Dallas only has about 1.5 percent of its office space as flexible space. Cities like New York and San Francisco have 4 percent though, which makes Dallas market primed for growth in the industry.

Kupiec said that he and his team founded Hana in response to what was not being served well in the market currently, which is enterprise and high growth clients. 

“We don't view ourselves as co-working. We're going after that kind of traditional market,” Kupiec said. 

The company is already looking to add offices in the top 25 markets across the U.S. and in the UK. Kupiec said London is a key focus for expansion for the Hana team.

Hana plans to open an additional flexible working space in Irvine, Calif., in late 2019.
