Capitalize Launches AI Platform to Unlock $3 Trillion in Maturing CRE Debt

Capitalize.io, an AI-powered commercial real estate (CRE) data platform, has officially launched with the goal of transforming how brokers and lenders source and close deals amid a historic credit crunch. The company also announced the close of its seed funding round, backed by Lerer Hippeau, Sway Ventures, FJ Labs, Treasury, and prominent fintech leaders including the co-founders of Acorns and Betterment. Many investors previously supported co-founder Luke Morris in his prior venture, Crexi, signaling strong confidence in his latest platform.

The launch comes at a pivotal moment for the CRE market, with more than $3 trillion in loans set to mature over the next three years. Rising interest rates, tighter credit conditions, and outdated industry tools have slowed capital flows and frozen some development activity. Capitalize aims to solve this challenge by aggregating and structuring fragmented CRE finance data—often buried in PDFs or delayed in reporting—and using AI to make it actionable in real time.

Capitalize’s flagship platform gives brokers and lenders instant access to active borrower and lender data, maturing loans, and refinancing opportunities. Its proprietary AI engine performs skip tracing and data enrichment, reducing hours of manual research to seconds and providing real-time contact details and competitive market insights. Brokers use the tool to identify lending sources and prospect for capital, while lenders leverage it to benchmark competitors and source deal flow across property types, including multifamily, industrial, office, and hospitality.

In just four months of monetization, Capitalize has already signed over 200 paying companies and is on track to surpass $1 million in annual recurring revenue by year-end. The founding team combines deep CRE experience with technical expertise, operating from Newport Beach and Los Angeles.
